Historical Aerial Photographs
Historical Aerial Photographs can be used to assess land use changes on your property and surrounding area over extended periods of time. Most areas have photos available dating back to the 1930’s and 1940’s. Our report provides photos at approximately ten-year intervals with one photo per decade. More frequent coverage is available upon request!
EDM’s Historical Aerial Photographs are georeferenced so that each map is at the same scale, making it easier to note changes in historical land use. Our photos depict the Subject Property boundaries and a Scale Bar. Most reports have a scale of 1″ = 800′, however, large properties will have a scale to provide a view out to an approximate 1/2 mile radius from the Subject Property boundaries.

City Directories are a valuable resource for identifying past occupancy of a property over time. EDM’s standard search extends back approximately 50 years at 5 year intervals.
Our report consists of images of the Volume Cover Page and Directory Page for each year that we find available. Now you can see more listings for adjacent and nearby properties!

Chain of Title Research
EDM’s Chain of Title Report is an abstract showing the ownership chain of a certain parcel dating back to 1940 or before. The abstract reports the Legal Description, Transaction Dates, Parties Involved and Deed Book and Page information for each record. As part of this report, documents indicating Environmental Liens and Activity & Use Limitations (AUL’s) are also researched and reported. Copies of Deed Records are available if requested at the time of placing your order.
For projects with more than one parcel involved, an additional research charge will be applied. Please contact us for a cost quote prior to requesting our Chain of Title Research.

Environmental Liens or Activity & Use Limitations
Environmental Liens and Activity & Use Limitations (AULs) are typically filed with land title records. An Environmental lien is a charge, security, or encumbrance on a property’s title to secure payment of cost or debt arising from response actions, cleanup, or other remediation of hazardous substances or petroleum products. Both legal restrictions are filed for two main reasons: The prevention of exposure to environmental contamination and the management of public health and environmental risks associated with a property that has been contaminated. Our researchers will locate and inspect these records to discover whether documents regarding Environmental Liens or AULs have been filed for a particular parcel. The results of our research will include:

Name of the Current Owner
Copies of any Environmental Liens or AULs discovered

Historical Topographic Maps can be used to assess land use changes on your property and surrounding area over extended periods of time. Most areas have maps available back to the 1940’s with some areas dating back to the 1800’s.
EDM’s Historical Topographic maps are georeferenced so that each map is at the same scale, making it easy to note changes in historical land use. Each map displays your subject property boundaries and extends out to an approximate 1/2 mile radius.
